How Smart is Smart?

July 19, 2013Opinion

Once upon a time, buildings were assessed based on location and structure, these days it’s a bit more like an IQ test for buildings!

How smart is your building? Can it heat and cool itself, can it breathe…

What about those older buildings, or I guess these days, those dumb buildings?

Clearly the technology is now substantially more advanced; but why are all those lights left on afterhours in those smart new buildings?  Sometimes I think things have become too smart; so smart in fact that the design intent of the building is a long way from its day-to-day operation.

To ensure that technology delivers, I believe it is necessary to have real time building performance reporting accessible to all stakeholders; high level KPI’s simply presented, in the lift or in the foyer or even in the bathrooms.  Real time accountability and transparent reporting helps to communicate, educate and build a sustainable culture.

Imagine that at the end of each day, all stakeholders (tenants, staff, Facility Managers) received an emailed KPI scorecard in relation to the day’s sustainability performance?

Without stakeholder communication, technology isn’t that smart.
